  • Threshold Inspections

    CAPRI performs threshold inspection services during the construction of new buildings or parking garages classified as “threshold buildings” as per Florida Statutes Chapter 553.71. "Threshold Building" are those that are more than three stories or 50 feet in height, or which have an assembly occupancy classification exceeding 5000 square feet in area and an occupant content of greater than 500 persons. Structural engineers must be licensed Special Inspectors (as per Florida Statutes Chapter 553.79) in the State of Florida to be qualified to perform such services. The Special Inspector is hired by the owner but shall be approved by and responsible to the local enforcement agency. All Threshold Inspectors are required to submit a resume of past inspection experience on previous projects. The resume must accompany his Florida State certification with an assigned threshold number. The Building Official or his appointed designee will review the resume. Approved Inspectors shall inspect the project for any construction which is permitted on the approved plans and specifications until the time when a Certificate of Occupancy has been issued and the site released by the Building Official. The Special Inspector is responsible for observing the construction of the primary structural components and reporting to the concerned parties that those portions of the structure are being built in general conformance with the structural documents, and if not, the location and descriptions of those variations.
