CAPRI Engineering’s Condominium Defect Mitigation™ Services (CDM) effectively implements a Quality Assurance Program that employs a “Hot Spot Identification” technique for minimizing design and construction defects which starts with plan review and continues through turnover. Through the implementation of this program, CAPRI can assist you in producing a high quality product with sufficient documentation to help manage the risk associated with condominium development and construction.

These services have a three-fold effect:
  • Improve overall quality in the constructed product and customer satisfaction.
  • Reduce the expenses associated with defending and settling a frivolous claim.
  • Improve the turnover process and reduce the overall time frame allowing the developer to realize true profits earlier.
CAPRI Engineering’s Condominium Defect Mitigation™ Program breaks the mold in condominium construction risk management. Through new strategies and extensive QA expertise, CAPRI Engineering’s CDM program prepares the developer or builder in advance, rather than in hindsight. With CDM, builders and developers are well prepared ahead of time for the challenges of a marketplace that has traditionally been known as a legal playground of questionable and repetitive claims.

Pre Construction Phase

  • Plan reviews, contract & condo document reviews are undertaken to minimize errors and omissions.
  • Design development and pre-construction meetings are undertaken to identify and correct “Hot Spots”.
  • Identify and create conflicts of interest among certain forensic engineers and condo attorneys.

Construction Phase

  • Perform critical milestone Quality Assurance inspections.
  • Reinforce the commitment to “quality” and create accountability at all levels.
  • Create and maintain a QA file with documentation to help defend claims.
  • Institute a “BEST PRACTICES” Manual for handling hot-spot issues.
  • Illustrate a pattern of diligence without showing a propensity to cost cut.

Post Construction Phase

  • Verify accuracy of turnover documents.
  • Assist in the development of operation and maintenance manuals and schedules/logs
  • Assist with the orientation, training and support to the association building engineer
  • Monthly site visits for 12 months
    • Verify maintenance log
    • Verify preventative maintenance
    • Warranty work inspection
    • Document and report on condition and maintenance
